What is not included in a Fox Modular base price?

Modular construction is genuinely transparent, but it does mean some onsite costs are quoted separately so you can see exactly what you are paying for. Items typically quoted on top of the factory build include:

  • Site survey, soil test and engineered footings designed for your block.
  • Transport from our Perth facility to your site and the crane for installation if required.
  • Council and shire fees, planning applications and building permits.
  • Bushfire Attack Level (BAL) report and any required upgrades for bushfire prone land.
  • Cyclone Region D upgrades for the Pilbara, Kimberley and other northern WA sites.
  • Service connections including power, water, sewer or septic, and stormwater.
  • Energy upgrades above the 7-star minimum, façade upgrades and any owner-supplied items.
  • Driveways, fencing and landscaping.

Engineering upgrades

Bushfire prone blocks may need BAL upgrades. Cyclone Region D upgrades including heavier framing, fixings, glazing and roof tie-downs apply in northern WA. These are essential for compliance and are built into the design from day one.

Services and site works

Metro blocks usually have power, water and sewer at the boundary. Rural and remote blocks more often need off-grid solar plus battery, tank water and a septic or aerated treatment system, which are quoted separately.
